There are some services offered by the program that are not paid from the Program Fee. The rates are included in the description of these services in this Directory. Rates shown are subject to change. The amount of the HOA Fee is determined by the Board of Directors of the underlying Home Owners%u2019 Association. Expenses typically covered by the HOA Fee include on-site maintenance and resort services for Members such as maintenance of common areas, interiors and appliances as well as major refurbishment expenses, housekeeping, utilities, taxes (with the exception of some resorts for which a separate bill is sent for the annual property taxes) and on-site management. Fixed/Float Week HOA Fees are estimated on a per-interval basis, collected in advance, and held in escrow on your behalf until due and paid to the HOA. Any differences between the amount paid and the amount charged by the HOA will be included in the HOA Fee for the following year. UDI (Undivided Interest) HOA Fees are determined by the number of Club Wyndham points allocated to a Member%u2019s interest. Club Wyndham Access HOA Fees are determined based on the amount of inventory from each resort location that is part of Club Wyndham Access.
