Access inventory are combined, or blended, and then allocated based on the number of points owned by each Club Wyndham Access owner. Assessment BillingAssessments may be paid annually or in monthly installments. Members who wish to pay their Assessments annually will be billed in January every year. Payments may be made through the approved Automatic Check Handling (ACH) or Credit Card Auto Pay Plan. This service is convenient and free! Those who choose to be billed for their Assessment will be subject to an $8 service charge per billing to cover the cost of statement. If a Member makes an additional ownership purchase using the same Member number, the Assessments for each contract will be combined to have the same payment frequency and payment method. If a Member becomes delinquent in paying an installment of the Club Wyndham Assessment, the Member will receive a notice of the delinquency and will have an opportunity to respond before being blocked from making a reservation or vacationing, and may incur additional fees. Although most Club Wyndham Members pay their Assessments on time, we would like to remind all Members that Assessments more than 30 days past due may be subject to a $15 Club Wyndham late fee and interest charge as authorized by state law. Additionally, HOA late fees and interest may be charged as authorized by the HOA documents and as authorized by state laws. A Member may also be charged for any collection fees, including reasonable attorney fees, and a lien may be placed on the Member%u2019s ownership interest. If a Member is delinquent in paying installments of the Club Wyndham Assessment for more than 90 days, the Plan Manager may cause the forfeiture of the delinquent Member%u2019s use rights for the entire current Use Year, even if the Member%u2019s account later becomes current. When a delinquent account is brought current, use rights will be reinstated for the following year. Future reservations are subject to cancellation. Members may also be removed from the Club Wyndham program if their Assessment payment becomes more than 90 days delinquent. Annual SummaryAn Annual Summary is mailed at the end of each calendar year to all Club Wyndham Members. The Annual Summary provides detailed Assessment information by contract for the upcoming year. The Financial Services Department can assist with any Assessment or billing questions.You may access your account information, set up automatic payments, and view details of the Club Wyndham Assessment Fee in the My Ownership section of your dashboard on clubwyndham.com. For Members with Biennial OwnershipEven though you receive an allotment of points every other year, the HOA portion of your Assessment is divided in half and billed every year on either an annual or monthly schedule, so the payment amount is conveniently spread over 2 years.318
